Cook Islands News Casual jobs are not available to non-Cook Islanders with the exception of bar/ restaurant work. Short-term 6-month permits can be obtained through any resort wishing to hire part time workers, although these are usually reserved for interms. The Rarotongan Beach Resort is the largest employer of short-term staff. Property prices in the Cook Islands are high by South Pacific standards. Land cannot be sold by law, being owned exclusively by local Maoris clans (Customary) although it can be leased. Land leases to non-Cook Islanders have a limit of 60 years with yearly rent due to the landowner. Any lease granted for more than five years must be approved by the Lease Approval Committee. Customary Land is hereditary and is passed on to family members to the absolute discretion of its owner. A favoured daughter might therefore end up with all the land and a disgraced son with none, but usually it is divided equally. This has resulted in the sub division of land on Rarotonga to such a degree that plots have become quite small. Land on Rarotonga is highly sought after by both local Maoris and foreign investors. Maoris living on the outer islands with no land claims on Rarotonga will often try to marry landowners on Rarotonga.
